ROLE OVERVIEW
Cloud Collective is seeking an experienced Senior Project Manager to lead on-site construction delivery for a hospitality development in Khao Yai. For the initial 8-month site-based phase, the role will operate primarily in a Construction Manager capacity, overseeing day-to-day site operations, contractor coordination, and quality/schedule control, before transitioning toward broader project management responsibilities on other Cloud Collective Projects.
This is a hands-on, site-based position requiring daily presence at the project location, close coordination with contractors and consultants, and regular reporting to the Bangkok-based Cloud Collective team.
KEY RESPONSIBILITIES
Oversee daily site operations, ensuring construction progresses according to approved drawings, specifications, and value-engineered design intent
Coordinate and supervise main contractors, subcontractors, and suppliers on site
Monitor construction quality, workmanship, and compliance with design documentation and Thai building standards
Track project schedule against baseline programme; flag and escalate delays or risks proactively
Manage site-level RFIs, submittals, and design clarifications, liaising with the design team as needed
Conduct regular site inspections and maintain accurate progress records, photos, and reports
Coordinate material and equipment deliveries, site logistics, and safety compliance
Liaise with local authorities and government offices as required for permits and inspections
Act as the primary on-site point of contact between the client, contractors, and Cloud Collective's project team
Prepare and present regular progress reports (written and verbal) to management and client stakeholders
Support cost tracking and variation order review at site level
Escalate and help resolve site issues, disputes, or non-conformances swiftly
REQUIREMENTS
Minimum 8–10 years' experience in construction project/site management, ideally within hospitality, resort, or high-end residential developments
Proven experience managing contractors directly on active construction sites
Strong understanding of Thai construction practices, permitting processes, and local labor coordination
Fluent in both English and Thai — written and spoken — is essential, as the role requires seamless communication with international design teams and local contractors/authorities
Solid working knowledge of construction drawings, specifications, and MEP/architectural coordination
Experience with project scheduling tools (MS Project, or similar) and site reporting
Strong leadership, negotiation, and problem-solving skills
Willingness and ability to be based full-time on site in Khao Yai for the duration of the assignment
PREFERRED QUALIFICATIONS
Degree in Construction Management, Civil Engineering, Architecture, or related field
Prior experience on luxury boutique hotel, resort, or retreat-style hospitality projects
Familiarity with design and build contracts progressed under a GMP style contract
